You’ll need a title commitment to complete the survey. A surveyor checks the title for a description of the property, along with descriptions of any encumbrances. The survey includes graphic representations of property improvements and encroachments. It also lists the seller, buyer, lender and Title Company. The surveyor and title insurance company work together to make the most detailed survey possible. This will leave no doubt as to the layout, boundaries and features of the property. If there are any obstructions in the land that might delay or impede construction, a commercial developer or owner needs to know this immediately.

The national surveying standards set forth by ALTA/ACSM establishes a thorough list of identifiable land features for commercial real estate transactions. The ALTA/ACSM standards require a more detailed report than the typical border survey.

During an ALTA survey, the surveyor looks for:

>  Public roads adjacent to the property

>  The names of people who own adjoining properties

>  Evidence of encroachment across the boundary lines

>  Onsite water boundaries

>  Zoning obstructions

>  Possible cemetery areas on the grounds

>  Flood zones on or bordering the property

>  Property uses by unauthorized parties

The ALTA/ACSM standard is stricter than any state standard.  It’s often used when an out of state investor or developer purchases land, but can be ordered by any landowner. It’s more expensive than basic surveys but offers more features.

An ALTA/ACSM survey can’t be off by more than one foot for every 15,000 feet measured. With today’s high-tech equipment, more accurate measurements are possible using  digital laser theodolites, satellites and other instruments.

By using an ALTA/ACSM survey, the landowner or buyer has increased protection against any possible legal actions due to incomplete or inaccurate surveying.
